Is the Wall Load-Bearing?

A tap test won't tell you much — hollow-sounding plasterboard can easily be hiding a structural stud or timber post that's carrying weight from above. A wall is usually load-bearing if any of the following apply.

  • The floor or roof joists above run across the wall rather than along it
  • A wall sits directly above it on the floor above
  • It's carrying weight from a chimney breast, a roof timber, or a water tank
  • The property has had structural changes in the past that were never properly documented

Send us photos of both sides of the wall, the floor above, and rough measurements. We can usually tell you within 24 hours whether you need an engineered steel beam or whether it's a straightforward, non-structural strip-out.

What We Need From You

To put together an accurate beam calculation pack, send us the following.

  • Clear photos of both sides of the wall.
  • Photos of the ceiling and room directly above.
  • The opening width you want
  • Existing floor plans or drawings, if you have them
  • Details of any past building work or layout changes nearby

Our structural calculations page covers the calculation pack in more detail, the same document your builder and Building Control will both work from.

Site Visits

Plenty of standard wall removals in modern or suburban houses can be designed properly from good photos and measurements alone. We'll recommend a visit in person where any of the following apply.

  • The property is listed or sits in a conservation area, such as Talbot Village, Westbourne or Boscombe Manor
  • The building is a converted Victorian or Edwardian villa with shared structure running between flats
  • There's already visible cracking, sagging, or other signs of movement
  • You're installing large bi-fold doors that need a rigid supporting frame
  • You'd simply rather have an engineer check everything on site in person

If cracking or movement is what's worrying you, our structural surveys and reports service is the better starting point.

What You Receive

Your full structural pack includes the following.

  • Beam size and steel type — the exact specification for the steel beam, in a grade suited to the load it's carrying
  • Bearing and padstone details — the concrete pads and minimum bearing lengths that spread the load safely into the wall either side
  • Structural drawings — clear layout drawings your builder can work from
  • Building Control submission — a full calculation pack that meets the structural requirements of the Building Regulations
  • Guidance on temporary support — notes on the props needed to hold everything up safely while the old wall comes out

Building Control Approval in BCP

Building work across the area falls under BCP Council, Bournemouth, Christchurch and Poole, Building Control, or a private approved inspector if you'd rather use one.

Under the Building Regulations, removing a load-bearing wall legally requires structural calculations proving that the new beam, its bearings, and the existing foundations can safely carry the load. BCP Council won't issue a completion certificate without approved calculations behind the work, and that certificate matters when you come to sell or remortgage.

Removing More Than One Wall or Adding Bi-Fold Doors

If your project involves taking out more than one wall, combining a wall removal with a chimney breast coming out too, or opening up a rear wall for bi-fold or sliding doors, we need to work out how those changes affect each other, not just calculate each one on its own.

Two beams meeting at a corner, for example, need a properly designed post or connection where they meet, not two separate calculations that happen to be in the same room. Sharing your full architectural plans upfront gets you a more accurate fee and a design that actually holds together.

Removing a Wall in a Converted Flat

Bournemouth has a lot of converted flats, and removing a wall in a leasehold flat brings its own structural and legal considerations.

  • The load from your wall can affect the flats above and below, not just your own space
  • Your freeholder or managing agent will usually want to see structural calculations before granting a Licence to Alter
  • Noise, dust and how long temporary props stay up all need to work around your neighbours, and around the Party Wall Act where it applies
